Our remuneration is linked to success

In other words, it only comes into play when you sign the deed of sale at the notary's office, so you can rest assured that we will do everything in our power to ensure the success of your project.

Prior to this date, in accordance with the Hoguet Law of January 2, 1970, which regulates the profession, we will not require any application fees or deposits.

This type of remuneration guarantees unfailing objectivity on our part!

Our fees are degressive depending on the purchase price, as you can see from the table below.

They vary from 3.5% to 4.5% of the purchase price (excluding notary fees), with a minimum fee of 4,900.00 euros. This means you pay no notary fees on our fees.

In this respect, we would like to point out that we sometimes work on an inter-agency basis. In this case, the commission due by the seller and included in the posted sale price is split between the real estate agency holding the sales mandate and HERAULT HOME HUNTER. In this case, our intervention is free of charge.

REAL ESTATE SEARCH FEE SCHEDULE:

Up to 200,000.00 EUR: 4.5% with a minimum charge of 4,900.00 EUR

De 200.001,00 EUR à 1.000.000,00 EUR: 4,5%

Above EUR 1,000,001.00: 3.5%.

And last but not least, our fees can be included in your application for bank financing.

As mentioned above (see OUR SERVICES), HERAULT HOME HUNTER will also negotiate the sale price on your behalf if we feel it is above market value. Most of the time, the amount saved covers our costs, but since our aim is to guide you towards the property that best matches your criteria, and not the one that's easiest to negotiate, being paid according to the savings generated is not part of our philosophy.

Given the current tension in the real estate market, it's important not to lose sight of the fact that properties advertised at their fair value are sold very quickly and "at price", i.e. without negotiation. It's all about REACTIVITY!

BUYING AT THE BEST PRICE doesn't necessarily mean negotiating hard, but rather reacting when necessary.
