Unlike a conventional real estate agent, who will necessarily give priority to the properties in his portfolio, the independence of a property hunter means that he can find and offer his customers properties marketed by real estate agencies or other real estate professionals (such as notaries, property developers, etc.), as well as properties sold directly by private individuals.

How does a HHH-assisted acquisition work ?

Here are the main stages in a typical purchase.

Our support is total throughout the process, which means we can also help you find craftsmen, landscapers, a broker, get quotes, organize your move, give you interior design advice... and the list goes on !

In short, we offer you a 5-star service, flexible and adaptable to your every need: truly TAILOR-MADE !

1) Drawing up specifications :

During an initial meeting, whether in person, by telephone, by videoconference or even by email, we'll discuss your project and together we'll draw up very precise specifications for your search.

It will include details of your preferred area, the type of property you are looking for, your budget, etc...

On this occasion, we will validate your financing capacities together to ensure that they are in line with your project.

2) Signature of the search mandate:

In the interests of efficiency and to provide you with the best possible service, you will be offered an exclusive search mandate. We'll work out the terms and duration together.

3) Active start of search :

On the agenda: canvassing both private individuals and professionals, pre-selecting the most interesting properties, pre-visits, drafting reports that will be sent to you after each visit with 360° or live-visit views.

4) Organization of visits :

Only for properties that deserve your visit, or as a virtual tour if you're geographically far away.

5) Negotiation :

If you fall in love with the property, we'll negotiate the price with the seller or his intermediary.

Of course, negotiation will not be systematic and will be the subject of consultation. Our job is to advise you as best we can, not to make you negotiate at all costs, at the risk of losing a great opportunity.

6) Drafting the offer to purchase :

We'll help you draw up the offer to purchase, which you can sign on site or electronically if you can't come to the show.

7) Arrangement of the compromise with the notary of your choice :

The signing of the compromise will of course be preceded by a preliminary study of the draft deed by us and, if necessary, translation and explanation in English of all documents and exchanges with the notary, all at no extra cost.

8) If necessary, submit your loan application to your financial institution.

9) Signature of the deed of sale at the notary's office or remotely, and handover of the keys.
